It has been a legal requirement to provide an energy performance certificate for properties marketed for sale and rent in the UK since 2007, so an EPC must be ordered before a property is put on the market.
Since April 2018 new government legislation has been put in place, which means all rental properties must acheive an EPC rating of between A-E, meaning it is now even more important to get a survey carried out as soon as you are thinking about renting your property so that any required improvements can be made where necessary.
